Design

Site investigation & Analysis

For all projects, we commence work by a thorough site investigation & analysis work. We collaborate with specialist, work with limitations of your current site to deliver well balance and good energy spaces.

The concept and message is the start of our conversation with our client.

Schematic Design

The design is developed by means of 3D floor plans and 3D renders in Building Information Modelling (BIM), This helps our client to understand and visualize the design.

Authorities Submission (Building Projects)

As an architecture practice, we are licensed to do submission to local authorities. Submissions and waivers are done concurrently during the design process.

Experiential Design (for Retail & offices)

For retail and offices, we value add by investigating the spatial aspect of experiential design to shape the customer experience. Whenever someone interacts with your product or service, it becomes a touchpoint that creates an impression. A space design with the intention to experience a brand seeks to influences and strengthen this impression.

Implementation Stage

Documentation

The design moves from visuals into details in the form of tender documentation. The process requires coordination with consultants, documenting authorities’ requirements and design specifications. This is the prelude to calling tender.

Fair Tender Process

We will invite pre-qualified contractors, conduct site show round, interview and evaluation of the tender to procure the best candidate for your project

Contract Administration

No matter the contract sum, it is important to have a contract administrator for your project in order to safeguard your interest in time, cost, quality. We administer the latest edition of Singapore Institute of Architects (SIA) contract forms for private sector projects. For public sector projects, we also administer the Public Sector Standard Conditions of Contract 2014 (PSSCOC). We see through the construction process by conducting periodic site inspection and meetings to coordinate works up to completion and handing over of project at TOP/CSC.
